Proud To Announce the Domus Phase I Launch!

All of us at WebOnDB Technologies have been working hard to prepare for the official launch of My Domus Pro phase I happening today, November 9, 2007.  Some have asked us why this is called ‘Phase I’ and what will be included in Phase II that we are planning on including with our advanced online tools. 

Phase I in a nutshell includes all of the features that we wanted to provide for the free and plus accounts to track real estate and your basic net worth.  The free account allows everyone to sign up and start using the budget & property tracker, and cashflow tools right away to get a taste of the power of Domus to help you track your net worth factors and cashflow.  Their is no ’trial’ or time limit with the free account and you can easily create your account and start using it with no further obligation other than take the time to setup your budget and input your primary residence or investment property of your choice along with a photo of your property and the ability to upload documents to track with your property data.   The free account allows investors to track up to one property for the full projection and pro forma analysis tools included on the site.    It also allows you to track all real estate, closing, title, insurance, and home warranty information from your free account and if you’re an investor, you can track your tenants rent and property management information as well.   With the free account, you can use our star rating system to rate every company involved in the real estate transaction on your home to share with other Domus account users.  

The Plus account allows investors to input up to 5 investment properties into their portfolio and gives them full access to the document upload center, the Domus notification & alert center to give you dynamic notifications on your net worth, ROI for individual properties, when you should re-finance, or do a 1031 exchange and even when rent is being paid by a tenant.  My Domus Plus account also allows you  access to track your potential tax savings for each property and gives you valuable tips to maximize your overall investment return.  All of these features have been completed for use in our Phase I launch. 

I was asked by various friends and associates to indulge the public on our top secret project we are planning for Phase II and what these differences would entail to enhance what we’ve done in the first Phase of our site.  Okay, here it is…I’m finally spilling the beans at their request..  Phase II will actually include the release of the Domus Pro account for real estate sales agents, or professional investors with large portfolios who want to use the Domus Pro tools to both track, and market their investment properties and showcase their most important financial indicators for real estate listings such as cashflow, and ROI among others.  The Phase II Pro account will include the MLS hotlist of best cashflowing and highest ROI properties from the state (starting with Arizona), and showcase them within our site whenever you are logged in using either a free, plus or pro account.  This will allow real estate investors to have access to the best possible investment properties on the same day that these properties are released and advertise them through their Domus account.  When they buy a property through the Domus hotlist, the property can be automatically tagged and transferred into their Domus portfolio to greatly simplify the tracking of their net worth without additional data entry.  Phase II will also introduce the drag and drop property functionality for users to drag investment properties into their pro-forma page (the pro-forma availabe in Phase I) to instantly show it’s contribution to your bottom line before you buy; kind of a ‘try before you buy’ scenario simulator with your existing properties to see how you might be financially impacted before making an investment decision.  It is our hope and in fact our mission to ensure that these kind of tools will help investors to make not just good decisions but great ones.  The difference between good deals and the few great deals that appear in real estate and the time consuming process it has traditionally taken to find and negotiate these deals will become a thing of the past as the My Domus Pro tools help to automate the sifting.
